Step 1-The Interview (Example)

REMEMBER-Real Estate Brokers can not originate FHA or VA loans.

Under the RESPA link at the top, our Attorney has provided the most current legal information from the government monitoring agency, HUD, regarding Real Estate Brokers performing the duties for their client as a Mortgage Broker on the same transaction. We provide on Step 1 a DUAL STATUS DISCLOSURE drafted by our attorney to have you and your client sign.  This disclosure explains what role you are playing as the originator on their particular file; either (1) the Realty Plus Mortgage "Static" Origination Process, (2) a Full Service Mortgage Broker or (3) allow Realty Plus Mortgage to handle all your clients' financing needs. Next you complete the 4 page loan application on a state of the art software system along with our Step 1 Template located on the Affiliated Brokers link, our fully functional templates. The Step 1 Template focuses on 16 critical questions we have you ask your client representing an important part of the educating and counseling procedure of the loan process.   We have tailored the template so it is user friendly and only requires you to answer from a drop down menu; 7 of the 10 questions only require a yes or no response.  The loan application and template answers allows our staff to properly structure three mortgage options (Option 1, 2 and 3) best suited for your client. 

The flow of information is properly sequenced between the "Static" Loan Originator and your "Dynamic" Manager after each Step is performed and begins with the initial transmittal of the loan application and Step 1 template. These "static" responses sent by you via the internet are on a secure line allowing you the ease of doing everything from your computer.  Realty Plus Mortgage's management then responds with a Step 2 E-Mail Notification the "dynamic" answers to Step 1 and the loan application with further instructions. You then follow up with Step 2 on our website and management responds back with a Step 3 E-Mail Notification so on and so forth.

On Step 1, you price your clients loan not the management of Realty Plus Mortgage.  By performing Step 1,2,3 and Close you will maintain contact with your Borrower(s), the other Real Estate Broker and Lender on this transaction between application and closing. Please Contact Us for more information.
